Our story

Narrow on purpose.

Omni Industrial was built on a simple observation: on JTC land, the property is only half the problem. The other half is the lease — the assignments, renewals, subletting and change-of-use decisions that quietly govern what a business can actually do with its space. Most firms treat that as an afterthought. We built the whole firm around it.

Today we work at two levels: the regulatory case with JTC, and the industrial transaction beside it. That combination means a client is never handed a property that can't clear the process, or a submission detached from the deal it serves. We keep the focus narrow on purpose — because that's where depth beats breadth.

A sale that hinged on the right use.

The challenge

A manufacturer had agreed to sell its tenanted JTC facility to an incoming operator whose intended activity did not match the site's approved use. The transaction was time-boxed by the buyer's own commitments, and the assignment could not complete until the use question was resolved. Left unaddressed, the mismatch would have stalled — or sunk — the deal.

What we did

We assessed the incoming operator's activity against what the site could realistically support, then mapped the two approvals that had to move in step: a change of use and the assignment itself. Rather than run them in sequence and lose time, we structured the case so the regulator could consider the operator's profile and the transfer as one coherent story, and kept both seller and buyer aligned as the clock ran down.

The outcome

The use was realigned and the assignment completed within the window both parties needed. The buyer took over a site cleared for the work it actually intended to do.

We reframed the activity honestly against the lease and built a case that made sense of how the business had grown. The renewal and the use question were dealt with together, not left to collide.

Situation

A company needed larger premises and a fast move, but its intended activity meant the site had to clear a JTC angle before it was truly viable. A great unit that couldn't host the operation would have been no use at all.

How we helped

We ran the search and the regulatory read in parallel, so every shortlisted option was tested for fit and for approvability at once. The property arm and the JTC arm worked as one file.

Which JTC approvals do you handle?

Across the lease lifecycle — land assignments and handovers, renewals and extensions, anchor subletting, change of use, ancillary worker dormitory, and the compliance and documentation around them. If a matter touches another agency, we coordinate that too. The one NEA service we provide is industrial siting consultation.

What's the difference between an assignment and a renewal?

An assignment transfers an existing lease to another party, typically in a sale or a corporate change. A renewal extends your own lease when the term is running out. They're different cases with different risks, and we prepare each on its own terms.

Do you handle both the submission and the transaction?

Yes — that's the point of the firm. The JTC arm handles the regulatory case; the brokerage arm handles the sale, lease or sourcing. When a matter needs both, they run as one engagement rather than two disconnected efforts.
