JTC Consultancy

JTC land-lease consultancy

Every JTC lease matter, handled.

From lease assignment and renewal to subletting, change of use, workers' dormitories and NEA siting — we build the case, prepare the submission and follow it through to JTC's decision.

In short

Omni Industrial Pte Ltd (UEN 202423581N), an independent JTC consultant in Singapore, prepares and pursues JTC land-lease applications: lease assignment, lease renewal, subletting and anchor tenants, change of use and workers' dormitories, plus NEA industrial siting consultations. We prepare the complete submission in your company's name, for your director to sign, and answer JTC's queries until it decides. Omni Industrial is independent of JTC Corporation and NEA and is not appointed or endorsed by either.

What we handle

The six applications we prepare

JTC's rules are firm and its process exacting. We prepare land-lease cases that are complete, clearly argued and set out the way JTC's guidance asks.

Lease assignment

Transfer the lease, cleanly.

Buying or selling a JTC leasehold site? We prepare and pursue the application for JTC's approval of the assignment.

Also: Buying a JTC factory · Environmental site assessment

Lease renewal

Plan your next tenure.

Well before your JTC lease runs down, we prepare the renewal application and business plan, and answer JTC's queries until it decides.

Also: If renewal is refused · The business plan · Lease extension and FLEXI

Subletting and anchor tenants

Sublet surplus space within JTC's rules.

We prepare and pursue your application for JTC's approval to sublet surplus space, including applications under JTC's anchor-tenant schemes for third-party facility providers.

Change of use

Approval before the change.

Changing what you do on site? We prepare and pursue the change-of-use application, so JTC can decide before you commit to a tenancy or renovation.

Workers' dormitory

House workers on site.

We prepare and pursue your application for JTC's consent to an ancillary or single employer-operated secondary dormitory on JTC industrial premises.

NEA industrial siting consultation

Know where you stand first.

We prepare the NEA industrial siting consultation, so you know where your process, trade or storage stands before you commit.

What you get

A submission built to be read.

Every approval rests on a paper trail someone at the authority has to read, believe and defend. That is the document we prepare.

  • The case set out in the terms JTC's guidance uses
  • Evidence assembled, checked and cross-referenced
  • Likely questions answered up front
  • Every clarification answered until JTC decides

On JTC land, the rulebook is the terrain.

We read the site, the lease and the objective — then build the case that fits.

How we work

A disciplined path from first question to JTC's decision.

A JTC lease is the ground your business stands on. Every assignment, renewal or change of use turns on how the matter is understood and put to the authority. These are not forms to be filled; they are cases to be made — and that is where we come in.

Assess

We review the site, the lease and your objective, and tell you honestly what's achievable.

Structure

We shape the case — the angle, the evidence, the fit to policy — before a single form is filed.

Submit

We prepare the complete submission in your company's name, for your director to sign, built to be read.

Follow through

We answer JTC's queries and keep the application moving until JTC decides.

Sustain

We keep the compliance and the paperwork in order long after approval.

Where it gets complex

Most JTC matters look straightforward until they aren't. The difficulty rarely sits in the paperwork — it sits in the judgement.

A use that's quietly drifted from what the lease permits.

A renewal riding on numbers that don't yet tell the right story.

An assignment with a buyer, a deadline, and no room for a misfiled form.

A subletting or dormitory plan that has to satisfy the rules and the space at once.

When the outcome matters this much, the sensible first move is a conversation. Arrange a consultation →

Frequently asked

Before you engage us

What does a JTC consultant do?

A JTC consultant prepares and pursues an industrial lessee's land-lease applications to JTC: lease renewal, assignment, subletting, change of use or workers' dormitories, with the NEA industrial siting consultation where one is needed. The work covers the business plan, the documents JTC lists, the submission in the lessee's name and the answers to JTC's queries. JTC and NEA make every decision.

What does Omni Industrial prepare?

We review the site, the lease and your objective, and tell you honestly what's achievable. We then draft the business plan and projections, assemble the documents JTC lists, prepare the application and, where needed, the NEA industrial siting submission, and answer JTC's queries until JTC decides.

Who submits the application to JTC?

We prepare the complete submission in your company's name, for your director to sign, and answer JTC's queries until it decides. For an assignment, the application must come from the current lessee, not the buyer or any other third party.

Can you guarantee that JTC will approve?

No. JTC makes every decision; our role is to help you put a complete and accurate application before it, and to tell you early whether a case is realistic.

Is Omni appointed or endorsed by JTC or NEA?

No. Omni Industrial is independent of JTC Corporation and NEA and is not appointed or endorsed by either.

How long does JTC take to decide?

It depends on the type of application; the table above sets out what JTC and NEA publish for each.

What should I send before a first conversation?

Your lease or tenancy document, any letters or approvals from JTC, and a short note of what you want to do and by when. We will tell you what else JTC is likely to ask for.
